7% ISN'T THE ENEMY. WAITING FOR 5% MIGHT BE.
WHERE RATES ACTUALLY ARE
Let's start with the facts, not the headlines.
๐ The average 30-year fixed was 7.36% on October 15, per Zillow โ roughly a full point higher than this time last year.
๐ฆ Freddie Mac's weekly survey put the 30-year at 7.40% for the week of October 8.
๐๏ธ The Fed raised its benchmark rate in mid-September, and most forecasters expect mortgage rates to hover around 7% through year-end.
Translation: nobody credible is predicting a drop to 5% this year. If you're waiting for it, you're waiting on a guess.
THE CROWD IS WAITING TOO
This is the part people miss. You're not the only one sitting on the sidelines.
Right now, LA buyers have something they haven't had in years: room to breathe. Median days on market in LA ran 51.3 days in the first half of 2026, up from last year. Active inventory was up 4% year over year in Zillow's spring report, and home values were essentially flat.
When rates drop, all of that flips. More buyers. Fewer days on market. Multiple offers on anything with original tile and a decent kitchen. That $589 a month you saved? It can disappear the moment you have to go $50K over asking to win a Spanish Revival in Silver Lake.
High rates suppress competition. Low rates bring it back. You can pick which problem you'd rather have.
WHAT YOU CAN NEGOTIATE RIGHT NOW
A slower market means sellers are listening. This fall, these are on the table:
๐ธ Seller-paid rate buydowns. A credit toward buying down your rate โ temporarily (a 2-1 buydown) or permanently โ can take the sting out of year one.
๐ง Repair credits. Especially on older homes, inspection findings are real leverage right now.
๐ท๏ธ Price on stale listings. Homes that sat through summer have sellers who'd like to be done before the holidays.
๐ Better terms. Longer escrows, contingencies you'd have waived in 2021, rent-backs that work for you.
THE HONEST CAVEATS
I'm not going to pretend this is a no-brainer for everyone.
โ ๏ธ "Marry the house, date the rate" only works if rates actually fall. Refinancing isn't guaranteed, and it costs money. Budget for today's payment as if it's permanent.
๐ Buy only if you plan to stay. If you might move in two or three years, the math gets a lot shakier.
๐ Run your own numbers. Taxes, insurance, and HOA dues matter just as much as the rate. Talk to a lender before you talk to me about offers.
This isn't financial adviceโฆ it's a framework. Your situation decides.
THE BOTTOM LINE
The best time to buy in LA isn't when rates are lowest. It's when you have the most leverage and the least competition. For a lot of buyers, that's right now.
