LA BUYERS FINALLY HAVE LEVERAGE. HERE'S HOW TO USE IT THIS FALL.
For most of the last five years, buying a home in LA meant one thing: get in line, waive everything, and pray. Twelve offers. All cash. No inspection. Rent-back for the seller, free of charge.
That market is gone. And most buyers haven't noticed yet.
Right now, the buyer who shows up prepared has more negotiating power than at any point since before the pandemic. Here's what changed, and exactly how to use it.
WHAT THE NUMBERS ACTUALLY SAY
π Fewer buyers. LA County home sales were down 10.9% year over year in September, per C.A.R.
β³ Homes are sitting. Median days on market in LA ran 51.3 days in the first half of 2026, up from a year earlier.
π More to choose from. Active inventory was up 4% year over year in Zillow's spring report.
π Prices have flattened. Zillow had typical LA home values down 0.1% year over year, essentially flat for the first time in years.
Why? Rates. The 30-year fixed has been sitting in the 7s for most of October, and a lot of buyers have decided to wait it out. Every buyer who's waiting is one less buyer you're competing against.
THE HONEST CAVEAT
I'm not going to tell you prices are crashing. They aren't. LA still doesn't have enough housing, and the best homes, the turnkey Spanish in Silver Lake or the restored Craftsman on a great Highland Park street, still draw multiple offers.
The leverage isn't everywhere. It's in specific places. Your job, and mine, is knowing where.
WHERE THE LEVERAGE IS
π Listings past 30 days. A home that's been sitting for a month has a seller who's starting to get nervous. Past 60 days, they're having a different conversation with their agent.
βοΈ Price reductions. One cut tells you the seller is listening. Two cuts tell you they're ready to deal.
π¨ Homes that need work. Most buyers at 7% want move-in ready. A house that needs a kitchen, a roof, or a sewer line scares off the crowd, and that's your opening.
π‘ Vacant homes. The seller is paying a mortgage, taxes, and insurance on a house nobody lives in. Every month costs them.
π The calendar. October through December is historically slower. Sellers still listed in November usually need to sell.
WHAT TO ASK FOR
In 2021, "winning" meant overpaying. In 2026, it means negotiating. Here's what's on the table:
πΈ Seller credits toward a rate buydown. This is the big one. A credit toward buying down your rate can save you more each month than a straight price cut. Ask your lender to run both.
π·οΈ Price below asking. On stale listings, a well-supported offer under list price isn't insulting. It's normal.
π§ Repair credits. Inspection findings are real leverage again. Get contractor bids and negotiate with numbers.
β Keep your contingencies. Inspection, appraisal, loan. You shouldn't have to waive any of them on a home that's been sitting.
π¦ Terms that work for you. A longer escrow, a faster close, closing cost help, even the washer and dryer. Everything is negotiable.
HOW TO SHOW UP AS THE BUYER SELLERS WANT
Leverage doesn't mean lowballing everything. Sellers in this market still pick the cleanest offer, not just the highest one.
π¦ Get fully underwritten, not just pre-approved. It makes your offer almost as strong as cash.
π Know your numbers before you tour. Payment, max price, how much credit you'd want. Decisions move fast when the right house shows up.
π€ Make it easy to say yes. A clear, well-reasoned offer with comps attached gets a counter. A random low number gets ignored.
THE BOTTOM LINE
The buyers who did best in the last cycle weren't the ones who waited for the perfect market. They were the ones who moved while everyone else hesitated.
This fall, that's you. Fewer buyers, more motivated sellers, and terms that haven't been available in years. The window won't stay open forever. When rates drop, the crowd comes back.
